Neighborhood Environmental Report

Even the most “pristine” or “upscale” areas can have environmental issues affecting health and home values. An EDR Neighborhood Environmental Report helps ensure that there are no surprises. The “Natural Hazards” report provided by the seller for earthquakes and flooding does not adequately address industrial contamination.

The EDR report searches for records of contamination from manmade occurrences such as:

  • Leaking underground fuel tanks that contaminate soil and groundwater
  • Homes used as “Meth” labs, where residual chemicals can cause illness
  • Contamination from industrial sites, farms or accidental toxic spills
  • Hazardous Waste Sites
  • Department of Defense Sites
  • Superfund Sites*

* “Superfund” sites are contaminated sites that are the EPA’s “worst of the worst” and are designated as a priority for clean up.

Many residential properties and neighborhoods are clean. To be sure that yours is - and ensure your property’s future value - order the EDR Neighborhood Environmental Report © with your home inspection. Running an environmental report on the property now, can help you make more informed decisions about the home you are considering. In the majority of cases (93%), the report will not find significant environmental issues. The more populated area or the closer to light industry the property is located, will result in higher occurrences of environmental concerns.

The report will help you to be aware of the environmental condition of the property and its surroundings and leave you secure in knowing that your investment and your family are protected.

In the event that an issue is uncovered, it’s in your best interest to know during your contractual inspection period. The report costs only $95, if ordered now, and can often be provided to you at the home inspection. You can also place an order for the report at the home inspection for $130.
